Granite Bay Real Estate: Why Fall Sellers Still Have an Edge
If you’ve been waiting for the “perfect” time to sell in Granite Bay, fall may deserve a little more credit than it usually gets.
September 2026 data from Realtor.com shows a median sold price of $1.205 million in Granite Bay, up 12.1% from a year ago. Active listings were down about 15%, and homes spent a median of 47 days on the market.
Less inventory still matters
Fewer homes for sale means well-positioned properties have less competition for buyer attention. That does not mean you can toss a sign in the yard, take six iPhone photos and wait for a parade of offers. Buyers are still paying attention to condition, presentation and price.
Pricing still has to make sense
Granite Bay homes sold for about 99% of asking price on average in September. That’s a healthy number, but it also says buyers are not blindly chasing everything that hits the market.
The opportunity for sellers is simple: lower inventory plus solid pricing gives a properly prepared home a chance to stand out. The key phrase there is properly prepared.
What I’d focus on right now
Good photos. Clean presentation. A launch price that makes buyers pay attention instead of scroll past. And a marketing plan that reaches beyond simply putting the home in the MLS and hoping for the best.
