Did The Summer Housing Market EVER Get Hot?

If you’ve been wondering how the real estate market compares to last summer, the numbers are actually pretty interesting. Across Sacramento, Placer and El Dorado counties, buyers are still active and we’re seeing more homes close in several parts of the region compared with 2025. In Sacramento County, June sales were up more than 13% from last year, while Placer County saw closed sales jump more than 20% year-over-year. El Dorado County has also remained active, with both sales and home prices holding up well.



What may surprise homeowners is that we haven’t seen a huge flood of inventory. In both Sacramento and Placer counties, the number of homes available this summer has actually been lower than it was a year ago, while buyer activity has increased. That doesn’t mean every home is selling immediately — buyers are definitely paying attention to price and condition — but good homes that are priced correctly are still selling.
